“What’s better than a house where you know you’re not going to keep anything?” our client joked.
Brought in by a developer, our team was commissioned to redesign a property that was essentially unsellable on the open market. Although the home had passed county approvals, it had been improperly built—and a portion of the structure was literally separating and shifting toward the barranca behind it. And that was only the beginning.09
The original 1970s ranch layout presented its own design challenges: a cramped 200 sq ft galley kitchen serving nearly 4,000 sq ft of living space; a tiny dining room that accommodated only six; narrow, dark hallways; just 2.5 bathrooms; and a laundry room inconveniently located in a detached garage.
Working collaboratively with a structural engineer, architect, and builder, our team transformed the home from dilapidated to extraordinary. We reimagined the flow of every room to enhance natural light, functionality, and entertaining potential. The new design featured an expansive open-concept kitchen, dining room, and living space; custom cabinetry to offset the lack of closets; additional bathrooms; and a secondary master suite.
As for the failing living room that was breaking away from the house? After reinforcing the foundation, we transformed it into a luxurious new primary suite, complete with La Cantina sliders framing the sweeping barranca views and a serene, spa-like primary bath. Spanish contemporary influences—such as tadelakt shower walls—added warmth, texture, and authenticity throughout.
The design phase took six months, and the full build was completed in one year—a remarkable revival of a home once deemed unlivable.
